Award winning developer Countryside Properties are proposing a huge new development on the outskirts of Cambridge which could provide a major boost for economic growth and housing with the region. The scheme, set for the Bourn Airfield site to the West of Cambridge, has held initial public consultations over the plans and will now look to move the project forward.

Countryside Properties, who are set to speak at our Cambridge Development Plans Conference, are proposing a mixed-use development on the 270-hectare site focused primarily on residential. The plans vision highlights potential for:

  • 3,500 new homes with potential for a mix of housing including affordable, private rental and retirement homes
  • 2 primary schools, a new secondary school and nursery provisions
  • Shops, services and leisure developments
  • Community services including a healthcare centre
  • A new hotel
  • Open green space, sports and leisure facilities
  • High quality landscaping and retention of existing woods, hedges and water features
  • Sustainable development providing healthier living
  • Rapid transit bus route to Cambridge City Centre and Cambourne
  • Strong connectivity through local bus services, cycle and pedestrian links

The site has been highlighted by South Cambridgeshire District Council is their Local Plan for the development of a new settlement to aid the need to boost housing. As the economy within Cambridge continues to thrive, and the focus on the OxMkCam arc corridor is set to unlock huge potential for employment and growth in the area, it’s key that development sites are brought forward to ensure available housing.

Countryside are looking to ‘maintain the rural character’ of the site whilst ‘strategic landscaping’ will deliver a high-quality landscaped setting around the boundary of the settlement.
