Grainger plc has received planning consent from the London Borough of Lambeth to move forward their latest development in London.

The firm, one of the UK’s largest professional landlords, have recently set their sites on a major expansion in the capital – and this project will see them deliver 215 new homes just a stones throw from Waterloo Station.

The building (known as OCCC Estate) is currently within Grainger’s rental portfolio but houses just 69 homes. The new plans are to upgrade this to a total of 215 homes – with the permitted development including:

  • Re-provision of 33 new homes for Grainger’s long-term protected residents [emaillocker id=”71749″]
  • 36 affordable homes – available at Discounted Market Rent and London Living Rent
  • New office space
  • Rehearsal space for The Old Vic Theatre

The scheme is one of numerous that they’re bringing forward across the city – with their pipeline brimming with over 4,500 new homes – and this has been aided by their JV with Transport for London (TfL), something they’ll be discussing in detail at the TfL Development & Economic Growth Conference.  They’re delivering 3,000 new homes in partnership with TfL across several seed sites – delivering 40% affordable homes on all projects with the remainder predominantly for private rental. Those sites include:

  • Limmo Peninsula, Canning Town, Newham – 1,500 homes
  • Southall Sidings, Ealing – 400 homes
  • Nine Elms Tube Station, Lambeth – 400 homes
  • Armourers Court, Woolwich, Greenwich – 400 homes
  • Hounslow West Tube Station, Hounslow – 350 homes
  • Cockfosters Tube Station, Enfield – 300 homes
  • Arnos Grove Tube Station, Enfield – 100 homes
  • Montford Place, Kennington, Lambeth – 100 homes

Helen Gordon, Chief Executive of Grainger, said: “We are delighted with the decision to grant planning permission for the renewal of the OCCC Estate in Lambeth. This is especially pleasing as it endorses Grainger’s ability to recycle its property assets to not only provide a greater volume of new PRS homes in London but to provide new housing for our current regulated tenancy residents in Waterloo. This follows an extensive programme of consultation with our existing residents and the local community and we look forward to continuing this dialogue as we progress towards the next stage.”

She added: “This scheme provides a significant uplift in the number of homes on the site and supports the delivery of much needed quality rental homes in the capital. Looking ahead to 2020 Grainger’s PRS pipeline and schemes to build circa 9,104 homes are continuing to gain momentum; regional city clusters are being increased and new PRS opportunities are forthcoming.”
