Great Northern Warehouse in Manchester is set for a huge overhaul – with a £300m redevelopment project set for the Great Northern Square and Deansgate Terrace. The project, put forward by land owners Trilogy Real Estate and Peterson Group, is set to go in front of the planning committee on the 8th March for final approval after receiving the backing of council chiefs.

Trilogy Real Estate are set to speak at the North West Development Plans Conference on the 14th May where they’ll be talking about the exciting project. They purchased the site back in 2013 and have since been working in a joint-venture (JV) in a bid to bring the area back to life after part of the area was turned into a car-park almost 20 years ago.

The proposals put forward for approval include the introduction of 188 apartments with residential amenity space, a gym, and the reconfiguration of the casino at the Great Northern Warehouse. The existing commercial units at the Victorian warehouse, which are set over the ground and first floor levels, would remain with new ones also added.

A three-storey atrium would be created in the middle of the site to provide natural light to the apartments that would front onto it, and this would be made up of an elevated glazed roof and an additional mezzanine level, and apartments would also be placed on the perimeter of the buildings as well as around the atrium. A three-floor ‘winter garden’ is also planned to run along the back of Deansgate.

The casino would have a major refurbishment as the first level would be retained, but the void in the floor which provides acces to the mall below would be infilled. The cinema would also be reconfigured and used as the new residential entrance area, concierge and management suite, whilst a gym and restaurant would occupy the vacant space.

The plans also propose 24 new apartments and new commercial buildings being created for Deansgate Terrace, whilst the Great Northern Square would be completely restructured into a vibrant whilst relaxed area in what will become a thriving area.

The development will see public space increase by more than 25% with pedestrian access at the top of the priorities for the scheme. This could mean new pedestrian routes across the site lined with front doors, shops and café to entice those to stay in the area.

A report to councillors states the complex could ‘make a much fuller contribution to the city centre’ and it ‘would secure the sites future whilst creating a high quality, distinctive destination for Manchester’.
