Jo Negrini; Executive Director of Development & Environment, London Borough of CroydonJo Negrini Resized

Jo Negrini, Executive Director of Development & Environment, London Borough of Croydon Originally from Australia, she has been a regeneration practitioner in the UK for more than 20 years. She has a wealth of experience in bringing investment to neglected areas of the capital, gained in her previous roles at Newham and Lambeth – two inner London boroughs with similar opportunities to Croydon. As the Director of Regeneration at Lambeth, her responsibilities took in a range of regeneration programmes, including leading the Clapham One development, Windrush Square in Brixton, Streatham Leisure development and improvements on the South Bank.

In her previous role as Newham’s Director of Strategic Planning and Olympic Legacy, she led Newham’s £1billion regeneration programme which included redevelopment of Canning Town, Royal Docks and Stratford.

Robin trained as a Civil Engineer before becoming a Chartered Surveyor with Davis Langdon, involved in the delivery of city offices before joining Hammerson in 1997.

Since joining, he has been involved in the development delivery of all Hammerson retail led mixed use city regeneration projects, including The Oracle, Reading; Bullring, Birmingham; Cabot Circus, Bristol; Highcross, Leicester and Union Square, Aberdeen.

Robin has been responsible for the delivery of Cabot Circus, a £500m mixed use regeneration project in Bristol, which opened in September 2008 and Union Square retail redevelopment in Aberdeen.

Robin now leads the development team and has been responsible for bringing forward the future retail developments for Hammerson since 2009.  Projects on site include leisure extension to Silverburn in Glasgow; the Victoria Gate, Leeds retail and leisure arcade; together with the Watermark, Southampton catering and leisure project.  In addition, responsibility for bringing forward pipeline projects for Hammerson of Croydon, Brent Cross and asset extensions.

Robin sits on the CR Board for Hammerson.


Manu Dinamani; Senior Development Analyst, Phoenix London & RegionalManu Dinamani Resized

An experienced residential real estate analyst with extensive financial modelling skills working with London residential developments for over 10 years alongside some of the industries finest consultants, professionals and financial institutions as well as a selection of HNW investors.

Experienced in evaluation and appraisal of future investments/developments as well modeling various financial structures. Simple development structures with GDV of £5m right through to complex multi-phase mixed use development schemes with GDV’s of £400m+. Strong interpersonal skills and a sound teamwork ethic forming a positive influence on any project/team.

Obtained an IMC (Investment Management Certificate) from the CFA Institute and am currently pursuing an MSc. in Real Estate Investment & Finance from the University of Reading.

Currently at Phoenix Logistics, we are targeting development opportunities within the M25 with GDV’s of circa £5m+ (No Upper Limit). We also act as development managers to land owners/private equity partners on a minimum return hurdle + performance kicker basis.
