Retirement & Later Life Living Development Conference

We’re set to have a plethora of major influencers and stakeholders in the retirement and later life living sectors speaking – particularly those bringing forward new projects and developments. They include:

McCarthy Stone – Shane Paull, Divisional Managing Director (Southern)

McCarthy Stone is the UK’s leading developer and manager of retirement communities, operating 475 developments for c.20,000 older people. They have secured a £200 million investment from John Laing and Macquarie Capital to fund their development pipeline, with an initial 250 units to be followed by a further 400 units before the end of 2022. They have also recently registered with the Register for Social Housing to become a for profit social landlord, and Homes England are supporting this with £94 million of funding to develop 1,500 affordable shared-ownership retirement properties. Shane will discuss this investment in new homes as well as their push into multi-tenure development.

Housing Growth Partnership – Rachel Miller, Investment Director

The Housing Growth Partnership is a social impact equity investor, backed by Lloyds Bank and Homes England. They are seeking to create partnerships with small to medium housebuilders and residential developers across the UK in order to increase the supply of new homes and support business growth. They are actively investing in the retirement living sector and have committed £300 million to support the development of 10,000 new homes of all types by 2025. As Investment Director Rachel is responsible for accelerating growth by originating and transacting larger equity investments into developments with joint venture partners across the full range of residential sectors in the UK including BTR, retirement and affordable. Prior to HGP she spent 13 years at Grosvenor, most recently as Head of New Investment.

Octopus Real Estate – Kevin Beirne, Director of Retirement

Octopus Real Estate are a leading specialist real estate investor, with well over £1 billion invested in care homes and retirement communities. They have formed a JV with Schroders Real Estate to fund the development of retirement villages, in partnership with Elysian Residences and a planned GDV of £200 million. The JV has acquired a £55 million site in Royal Tunbridge Wells and are developing a 103 bed village in Berkhamstead. As a leading figure in the Retirement Living sector, Kevin will provide insight into the investment landscape and share details of Octopus’s work.

Allegra Care – Helen Jones, Chief Executive

Allegra Care are a leading operator of nursing and care homes based in Southern England and are a sister company to extra care company, Amicala as part of Senior Living Group. They have formed a JV with Moorfield Group, a leading UK specialist real estate fund manager to acquire and develop care homes, worth an initial £125 million. The partnership recently acquired two homes in Cambridgeshire and Suffolk taking their total to seven. Helen will discuss their acquisition and expansion strategy and the aim of building a 20+ strong portfolio, as well as their ‘household model’, an import from the more mature Australian retirement living sector.

Retirement Villages Group – Stewart Moore, Chief Customer Officer

Retirement Villages Group is AXA’s senior living platform and has been developing and managing purpose built, retirement communities throughout the UK since 1981. They operate 16 sites across the country, with 5 committed new sites across the South East and plans to add many more. In 2021 they secured £2 billion in funding to drive the long term development of 40 new sites and a total of 5,000 homes across the UK. As part of this expansion they have recently acquired a 9-acre site in Kent which will see a whole-life net zero carbon scheme brought forward.

Midland Heart – Sharon Alexis-Wilson, Director of Retirement & Supported Living

Midland Heart are a major housing association and own over 34,000 homes for 70,000 residents across the midlands. Retirement living and extra care facilities make up a significant part of their portfolio, with 126 facilities under their management. They recently joined forces with emh and Futures Housing Group to secure Homes England funding worth £171.7 million 3,550 new homes over the next 5 years, of which a proportion will be retirement living focused. Sharon will discuss these plans, as well as how the organisation’s commitment to the rights of residents and focus on maximising  independence and wellbeing will allow it to continue to meet the changing needs of the UKs retirement population.

Audley Group – Nick Edwards, Chief Operating Officer

Audley Group are a leading retirement living provider with a portfolio of 20 retirement villages comprising 2,000 homes across the UK. They have entered into a JV with BlackRock Real Assets worth £500 million to fund the development of retirement communities, including at least three mid-market villages as part of their Mayfield Portfolio. They have also received a £40 million loan from Homes England to accelerate the construction of 255 mid-market retirement homes.

Inspired Villages – Sonia Parol, Design Director

Inspired Villages were established in 2017 when the founding members partnered with Legal & General to operate and develop later living communities, after 5 years and impressive growth they are backed by a joint venture partnership between Legal & General and NatWest Group Pension Fund. They are on track to deliver 2,500 homes for over 65s over the next six years and a long term commitment to expand their portfolio to 34 retirement villages and around 8,000 homes. Upcoming projects include a £100m development in Kingswood, Surrey and a 146 bed care community in Horsham.

Riverside are a leading national provider of social housing with almost 56,000 homes throughout England. They have a major focus on retirement living, providing 5,000 units in more than 200 schemes nationwide. Lee will discuss their £47 million Retirement Living Investment Programme and their work to expand their portfolio of purpose built affordable retirement and later life living accommodation.

Lovell Later Living – Teresa Snaith, Customer Experience Director

Lovell Later Living was added into the Lovell brand at the start of 2021 with the aim of working with local authorities and registered providers to develop Life Long Homes, Extra Care Homes and Registered Specialist Care Homes. They have quickly expanded and have a development pipeline worth £130 million and plans to have a turnover of £100 million within three years. Teresa will discuss these expansion plans and their work to develop a successful, alternative later life housing model and accelerate the delivery of age-appropriate housing for later living.

Beaufort Capital Management – Mark Quigley, Managing Director – UK Real Estate Finance

Beaufort has financed and developed over 5m sq ft of property of all asset classes since their launch in 2013 and the later life living and care home sector is one they’re becoming increasingly active within. Burrington Estates, Antler Homes and New Care are just some of the recent names they’ve worked with, and during this event they’ll be highlighting the work they’re doing to finance these schemes, as they look to forge new relationships with developers and built environment professionals who can play a part in their continued growth in the sector.

Anchor – Jane Ashcroft CBE, Chief Executive

Jane joined Anchor in 1999 from BUPA, which had acquired Care First plc where she was Personnel Director. She was appointed Chief Executive of Anchor on 9 March 2010. Prior to joining Care First Jane held HR and governance roles with Bromford Housing Group and Midlands Electricity plc. Jane is Vice Chair of Associated Retirement Community Operators, representing the growing market for retirement village provision in the UK. Jane is also Vice Chair of the National Housing Federation which represents housing associations in England. Jane is a Fellow of the Chartered Governance Institute and a Member of the Chartered Institute of Personnel and Development. She was awarded a CBE in the 2013 New Year Honours for services to older people.

OakNorth Bank – Deepesh Thakrar, Senior Director, Debt Finance

OakNorth Bank provides debt finance to a variety of sectors and has lent over £5 billion since 2015 leading to the creation of tens of thousands of new homes and jobs across the UK. They are a major lender to the retirement living sector and have provided over £350m of support over the last six years, equivalent to more than 3,285 beds. Recent work in the sector includes £50 million provided to support the acquisition of 250 new build rental properties, to be operated by McCarthy & Stone and £7.5 million to enable the development of a major new Springfield Healthcare care home in East Yorkshire.

LaSalle Investment Management – Natalia Kolotneva, Head of European Living & Hospitality

LaSalle is one of the world’s leading investment managers with £10.7bn of assets under management in the UK and approximately $69bn globally. As Head of European Living & Hospitality Natalia leads on specialist asset managers with assets under management of c.£3bn across 14,000 beds including, PBSA, BtR, affordable housing, housing with care and supported living as well as the hospitality and healthcare sectors.

She will discuss their retirement and supported living accommodation strategies in the UK and wider European markets, including the lessons the UK retirement living sector can learn from Europe. Natalia also serves as a Non-Executive Director of Transform Housing & Support and is a member of the newly formed BPF’s Affordable Housing Committee.

Serenity Parks – Rodger Till, Land Director

Serenity Parks are a developer and operator of retirement living communities, specialising in park home living. They are developing factory-built homes across the UK and place an emphasis on community creation as part of their schemes. Rodger will discuss their plans to expand and why park living has an important part to play in the UK’s housing market going forward.

National Innovation Centre for Ageing – Lynne Corner, Chief Operating Officer & Director of VOICE

NICA is a world-leading organisation supported by an initial investment from UK Government and Newcastle University – to help co-develop and bring to market products and services which create a world in which we all live better, for longer. The centre is pioneering work on how we can enable people to live healthy and fulfilling lives for longer and recently received a £5.6m investment alongside North of Tyne Combined Authority to help translate their cutting edge research into new jobs, skills and tech start-ups in the area. Lynne is co-founder and Director of VOICE and COO at the NICA. VOICE is an international organisation established to harness the immense experience, skills and insights of the public to facilitate a cross generational dialogue on healthy ageing.

Anchor – Charles Taylor, Director of New Business

With nationwide development and investment plans, Anchor Hanover are renowned for delivering high quality, innovative and modern later life living options for the over 55s. With ambitions to deliver 5700 new homes in the next five years, Charles joins the event to showcase their growth strategy and give delegates an insight into delivery.

DAC Beachcroft – Anna Hart, Partner – Social Care

Anna Hart is a Partner in DAC’s Healthcare Regulatory Team.  Specialising in advising clients on a broad range of civil and criminal regulatory issues. She has advised clients in the public, private and charitable sectors in relation to crisis management and regulatory investigations conducted by the Police, Care Quality Commission, Health and Safety Executive and Local Authorities and she is accustomed to dealing directly with regulators on behalf of clients.

All Parliamentary Group for Housing and Care for Older People – Lord Richard Best OBE, Chair

The APPG for Housing and Care for Older People exists to promote discussion and set the agenda for developing better, more joined up housing care for older people, promising greater choices in later life. Lord Best has long been a champion for better housing and support for older people and as chair of the APPG he joins us to set out their priorities – viable homes and places for the two million people currently living in non-decent accommodation and to appeal to the built environment industry to work with him and his colleagues to create integrated, inclusive and appropriate communities across Britain.

Shoosmiths – Melissa Barker, Partner

Melissa is a partner specialising in real estate. She specialises in all aspects of residential development, commercial development and mixed use development, with a particular focus on the later living sector. Melissa heads up a 50-strong plot sales team at Shoosmiths, which completes over 8,000 residential, student, affordable, retirement and BTR plots per year, dealing with all aspects of disposals at residential development sites. Melissa works with numerous national and regional house builders regarding the development of land for residential or mixed use development.

The Associated Retirement Community Operators (ARCO) is the main body representing the Integrated Retirement Community sector in the UK. There are over 100 organisations associated with ARCO, including both private and not-for-profit members. ARCO exists to: promote confidence in the sector, raise awareness of the integrated retirement community model and increase the volume and quality of expertise within the sector.
