Henley Investment Management (“Henley”), the international investment and fund management firm, in partnership with award-winning South-East development and partnership firm Chartway Partnerships Group (“Chartway”), will deliver 162 homes in Alkerden Village, Whitecliffe, Ebbsfleet, including a mix of private for sale, affordable and purpose-built rental properties. The 7.5-acre parcel has outline planning permission, with Chartway to take the scheme through planning for detailed consent before construction gets underway. The scheme is anticipated to have a GDV of approximately £80m and target final completion is in 2027.

Justin Meissel, Chief Investment Officer and Managing Director Europe, Henley, commented, “Ebbsfleet continues to thrive as a location with significant demand for the new homes being delivered across the garden city. The mixed tenure homes and amenities being delivered makes it an attractive proposition to both buyers and renters, accelerating delivery and contributing to the creation of a diverse community. Despite the difficult transactional environment, we continue to be active in the market for new opportunities, both residential and commercial, including partnership opportunities at Ebbsfleet and across our wider portfolio. Chartway are an exceptional developer, and we’re thrilled to be working together to deliver much needed housing in the garden city.”

The 162 new homes will sit within the wider Alkerden Village scheme that will have approximately 1,700 homes and a market centre, featuring a supermarket, gym, nursery and primary and secondary school. The market centre at Alkerden Village is also being delivered by Henley. Henley Camland, a JV between Henley Investment Management and Camland Projects is master developer of Whitecliffe, a c.660-acre former quarry within the wider Ebbsfleet Garden City, consisting of three villages (Alkerden, Ashmere and Castle Hill). Henley Camland is delivering enabling works and supporting infrastructure across the site, facilitating the delivery of 6,250 homes in total.

Alkerden Village is less than 10-minutes from Ebbsfleet International, with direct train links into London St Pancras and Stratford International in less than 20-minutes. Alkerden Village is also minutes from Bluewater shopping centre with the new Fastrack bus service connecting residents to the surrounding area. The new homes will be within walking distance of several brand-new schools, a health centre and shops.

Steven Cresswell, Group CEO, Chartway Partnerships Group, commented, I’m delighted we’re continuing to build on the trusted relationships we have with Henley and Henley Camland to deliver new high-quality homes for the Ebbsfleet community. Our vision is to develop new homes for everyone across all tenure types and this flagship project support our plans. The UK housing market conditions continue to be changeable, however as a private housebuilder and development partner to Housing Associations and Fund Managers, we are well-placed in the market to provide more homes in locations where demand outweighs supply.

“We have an ambitious year ahead of us which includes scaling up our delivery capabilities, enhancing our low-energy homes specification, launching our new ESG strategy and growing the Chartway business across South-East England to develop homes for everyone.”

Peter Nelson, Director of Henley Camland, commented, “We are delighted to have achieved another land sale in a difficult market, enabling us to continue to invest in the infrastructure, landscape and facilities that make Whitecliffe a great place to live. We are pleased to see Henley and Chartway bring forward a rental option which will provide more people with the opportunity to live here. We look forward to continuing the great working relationships we have established with both companies.”
