Launching 16 May 2023, TESSA produces feasibility studies for multi-family homes in minutes, providing certainty about what can be built on any given plot of land, and how much it will cost.

Once briefing requirements including unit mix are input, the software generates optimised Design Options in real-time, each of which is compliant with building regulations and supported by accurate engineering and cost data. The Design Options can be explored, compared, saved, and exported to Revit or PDF to be shared with other consultants and stakeholders.

Outputs include optimised massing for a given site; detailed internal layouts, including area schedules and 3D visualisations; floorplans; scope A1-A3 embodied carbon calculations; and a detailed cost plan.

Modulous CEO Chris Bone said ‘’TESSA is a game-changer for public and private sector landowners and developers, enabling them to test residential feasibility on any site with unprecedented speed and simplicity, and providing cost certainty from Day One. It has the potential to unlock sites right across the UK to address the housing shortfall that’s now at crisis point.’’

Modulous is a modular technologies firm that is simplifying the way that sustainable homes are designed and delivered with a data-driven platform of digital and physical technologies, underpinned by a decentralised network of manufacturing partners.

Technical accuracy is possible because designs are based on the Modulous proprietary Kit of Parts, a high-performance modular housing system that is manufactured by its supply chain partners. The Kit of Parts has a digital twin within TESSA which is used to create standardised units. These are in turn aggregated by the software’s algorithms to generate design solutions that meet brief requirements.

Enriched by high quality data and analytics, TESSA speeds up processes, minimises risk and improves accuracy. Multiple options can be evaluated simultaneously, at a fraction of the cost of deploying a consultant team.
