Cushman & Wakefield and Eckersley have jointly launched the sale of Bartle Village, a highly attractive large-scale residential development opportunity comprising approximately114 acres of land on the outskirts of Preston with outline planning consent for up to 1,100 new homes.

This substantial development site is situated in Lower Bartle, a semi-rural location with excellent access to Preston City Centre approximately 3.5 miles to the south east. The site provides the opportunity to deliver a high quality and sustainable residential community in a distinct new market area.

Outline planning permission was granted by Preston City Council in August 2021 for up to 1,100 new homes, subject to the provision of 30% affordable housing, along with full planning consent for new highway infrastructure including a new access roundabout on the Preston Western Distributor Road (PWDR) which is currently under construction. The PWDR will provide a new access to the site and will connect directly to the M55 via a new junction, which links to the regional and national motorway networks.

Cushman & Wakefield and Eckersley are bringing the development opportunity to market on behalf of the landowner – The Trustees of Tom Barron (1978) Pension Scheme – and site promoter Robertson Strategic Asset Management, which is delivering a series of key infrastructure requirements to unlock the site including the new roundabout.

Offers are being sought for the site as a whole and/or individual development parcels. An indicative Masterplan has been prepared for the proposed residential development which splits the site into four zones, to deliver new housing across a mix of 2 – 5 bedroom houses and 1 – 2 bedroom apartments. The site will make a substantial contribution towards meeting local housing need over the coming years.
