Vodafone Enterprise has put a portfolio of its data centre and office freeholds in central London up for sale. The Network Portfolio, consisting of six facilities covering a total area of 260,000 sq ft (24,155 sqm), is estimated to be valued at £100 million. These properties are currently leased to Vodafone Enterprise UK until April 2032, generating an annual rent of £6.1 million ($7.8 million).

The marketing of these sites by Savills includes the potential for medium to long-term redevelopment for various purposes, such as student accommodation, residential units, offices, and data centres.

The sites included in the portfolio are as follows:

– Addison House, Chart Street, Old Street, N1

– Wakefield House, Chart Street, Old Street, N1

– 24-40 Dock Street, Wapping, E1

– Mobility House, Croft Street, SE8

– Smale and Solaglass House, Great Suffolk Street, SE1

– 21 Miles Street, Vauxhall, SW8

Smale House, a three-story building formerly used as a glassworks site, was occupied by Cable & Wireless until Vodafone acquired the company in 2012. It is now known as Speechmark and primarily serves as an office facility.

The Dock Street site, previously called the Turret Business Centre and built around 2000, was a former Cable & Wireless data centre. In the 1980s, it served as a telecommunications facility for Cable & Wireless subsidiary Mercury Communications. Prior to that, the site was a warehouse for industrial sugar processing.

Addison House/Wakefield House on Chart Street appears to be a multi-story data centre based on the extensive roof infrastructure. British Land, a UK property company, describes the site on its website as a “data storage building with ground and four upper floors.”

Mobility House on Croft Street is another multi-story data centre previously operated by Cable & Wireless.

In recent years, Vodafone has engaged in sale-leaseback deals, including the acquisition of one of their data centres in the Bracknell area of London by Keppel DC REIT for £$57 million. Additionally, Vodafone has expressed interest in exploring sale-leaseback and repositioning opportunities for its Newbury headquarters campus, which comprises seven self-contained buildings and a total office space of 486,270 sq ft.
