Some of the masterplans and future projects coming under the microscope at the High Streets Development Conference are: Huddersfield – £250m Town Centre Masterplan Council chiefs are Kirklees have unveiled huge transformation plans for one of the key towns within their borough – Huddersfield. The plans outline a £250m masterplan set to create new development and investment opportunities across the town – with large demolition planned, a major re-vamp and re-route of roads, and impressive new public spaces. The plans sit around a new ‘Cultural Heart’ in the town stretching to the University – which will revamp the area and attract new investors along with more people into the area to live, work and relax. With Northern Powerhouse Rail set to pass through Huddersfield a major upgrade of the train and bus stations are already planned – alongside a focus on areas of the town which are unloved. The Council will now be looking to engage with the construction and property industry to make this vision a reality and they’ll be speaking at this event alongside a major developer and investor who’re working in the area. Swansea – £1.3bn Huge Regeneration The City of Swansea has gone through a truly exciting period of growth as of later with numerous schemes helping to bring transformational growth to the region, and a further £500m of regeneration is now planned for Swansea city centre. The Urban Village initiative has delivered much needed city centre living and their third phase of development will see this continue. That is leading to further investment and development in the city, expanding the high street and seeing the delivery of more commercial and retail development in the city. Plans for a new 3,500-capacity indoor arena, exceptional green space and parks, a new plaza and more are all in the pipeline too – all helping to bring more people into the city to work, live and visit. And Swansea Council will be speaking alongside major developer RivingtonHark about the timeframes of projects whilst they look to engage with the audience who can help deliver their ambitious schemes. Shrewsbury – The Big Town Plan Shropshire and Shrewsbury Council’s have been working on their Big Town Plan – a collective vision and plan for the purposeful change and adaptation of the town as retail challenges affect the high street. The plan is ambitious and bold, with a vision of reshaping the physical public realm and matching it with an outstanding public experience to drive footfall into the town – alongside revolutionising the area through connectivity and vital investment which they’re hoping to attract. They hope their plan will then become a blueprint for how County Towns and other towns might adapt and evolve in the middle part of the 21st Century. They’ll be giving a detailed overview of the project at our conference – outlining development zones, timeframes for development, works needing to be completed including major demolition works to prep the town for the projects plans. They will also be joined by Shrewsbury BID who’re looking to boost inward investment to deliver the plans and Morris Property who’re leading the development in areas of Shrewsbury – focusing on commercial and business units. Wakefield – Transforming the City Centre Wakefield sits between some major northern powerhouses including Leeds and Sheffield, and it’s close proximity to these locations is seeing a major acceleration in the delivery of new housing across the region, but the city centre has seen some major challenges over recent years which they’re now looking to tackle. The main city centre is sandwiched between two large shopping centres which are driving footfall into the city, but there is a big focus on transforming the high street whilst creating a culture hub which will be the envy of the rest of Yorkshire. The council are prioritising derelict under-utilised space in the city centre and they’re now working on their 2021-2031 masterplan which they’ll be discussing in detail. We’ll also hear from two big players in the region – New River and City & Provincial Properties. New River own 34 shopping centres and have £1.3bn portfolio, and one of their sites is The Ridings in Wakefield. With the recently opened Trinity centre nearby they’re looking to regenerate their estates and drive footfall to the high street and as a leading retail expert they’ll be crucial to the Council to help attract investors and developers to the city. City & Provincial Properties are also actively working in the city as Wakefield Council look to develop a waterside cultural hub in the city. They’re currently working on a major regeneration of a historic site – Rutland Mills. Set to be delivered over three stages the site will create a new leisure complex, creating a vibrant and thriving area. Bolton – £1.2bn Town Centre Metamorphosis The town is set to undergo one of the biggest transformations to be seen in any town centre across the UK – and the blueprint for their £1.2bn plan will make the town unrecognisable by the time development is complete in 2030. A new 20-storey tower in the town centre will bring residents closer, with the view of developing many large office schemes in walking distance to the high street. Crompton Place Shopping Centre is also set to undergo a regeneration to try and tackle the current retail climate by creating a centre with a better shopping experience – and this will undergo a £250m transformation led by Bolton Regeneration Ltd – a JV between Beijing Construction & Engineering and Midia Group who’ll be speaking at the event about this landmark project. We’ll also hear from Placefirst who’re set to create a thriving new urban village in Bolton which forms a key part of Bolton Council’s masterplan, and Muse Developments who’re looking to develop a new £150m neighbourhood. Bolton Council complete their panel as they discuss details of their masterplan and timeframes for delivery. Barnsley – £180m New Town Centre The town is in early stages of their masterplan – with discussions underway to finalise the developments set to happen. Proposed outlines suggest the scheme to revitalise the town will drive £180m of development into the high street – creating a retail and leisure hub called The Glass Works. The planning alone has already been enough to see a spike in inward investment conversations – with developments already interested in developing the Courthouse Digital Campus project proposed, and it sounds like more is yet to come. The scheme is being developed to encourage local people to shop locally instead of travelling to nearby Leeds or Sheffield – and by 2025 the project will have created 1,100 jobs in the town whilst transforming the current high street. A new town square, marketplace, community library, infrastructure and more are part of the plans which Barnsley will delve into at the event. Developer Queensberry will also be speaking on this session – and as a major developer across the North they’ll be discussing what’s attracting them to Barnsley and what their ongoing and future plans are in the former mining town.
